Meeting called to open at 10:21am by Yadira Williams
Yadira’s opening statement and shared emailed agenda for meeting
Allen Barnes nominated Board Member of the Month
Allen will remain over Landscaping and Pool
He spoke with the City and the Pool fence should be grandfathered in and pass to open
New Dates for pool to open/close will be May 1st until Oct 1st
Jamie Hensley will help with documentation for fines
Per Scott Beck ask Valerie for previous minutes from meetings before my time as secretary
Create Mass mailer to collect census and notify of fines- $50 flat fee fine for all infractions
Renew Open path
Owners have expressed interest in helping with responsibilities around the condos
Emergency situations use best judgement
Unit #3 had railing down on back deck- renter has reported to owner but not fixed
Will send certified letter giving them one week to fix- have them respond via email to get more information on owner
Russell Pate has letterhead have him share
All infractions are listed on the website in the rules and regulations
Discussed car tags
Russell Pate talked about security cameras- Last year board approved $1000 for cameras never installed.
Russell feels $2500 is a better estimate- he will share the prices and information he gathers
Using office as main hub is good option due to power source. Will start with camera at clubhouse/pool area to see how it works
Allen made motion to start at pool with cameras – All in favor
Yadira offered to get with Luciano about his bills and help get straightened out – we still owe him for painting. Idea is to hire more than one maintenance company to repair. Other companies must be licensed commercial and have certificate of insurance
Discussed looking into a line of credit again to help with the issues with the buildings that are mounting.
Russell will look into this and report back with findings. Michael had researched previously
An assessment of $500 was motioned and all passed to cover structural issues and pending projects for maintenance and improving grounds. $250 due on April 1st. The rest can be made in installment payment but must be paid in full by Aug 1st by each owner
